Buying a Property in Ibiza: What I’ve Learned from Being on the Other Side of the Transaction

I work in the real estate sector in Ibiza and I am used to assisting clients throughout property transactions from a professional perspective.

However, there is another perspective that I believe is particularly valuable when advising buyers: having experienced the process from the other side of the transaction.

Buying a property in the same market where I work has allowed me to personally experience many of the situations my clients go through: deciding whether a property is really worth buying, negotiating, reviewing documentation, signing a deposit agreement, arranging financing, waiting for the valuation and understanding everything that happens before finally reaching the notary.

It has also confirmed something that can sometimes be overlooked: buying a property is not only a real estate, financial and legal process. It is also an emotional one.

It has also confirmed something that can sometimes be overlooked: buying a property is not only a real estate, financial and legal process. It is also an emotional one.

You may understand perfectly well how a property transaction works, but when you are the person committing a significant part of your savings and potentially taking on a mortgage for many years, the experience feels very different.

Perfectly normal questions start to arise:

Am I paying a fair price?
Could there be a problem with the documentation?
What happens if the valuation is too low?
Should I sign this deposit agreement?
Will the financing be ready on time?
What costs will I have to pay in addition to the purchase price?
Is there anything else I should check before moving forward?

This is why I believe good buyer advice is about much more than simply finding a property.

It is about making sure the buyer understands what they are doing at every stage and why.

When You Are the Buyer, Your Perspective Changes

A property purchase involves several stages, each with different implications.

Before paying any money or making a contractual commitment, a buyer should understand, among other things:

  • The legal and Land Registry status of the property.
  • The documentation that should be reviewed.
  • The taxes and costs associated with the purchase.
  • What signing a deposit agreement actually means.
  • How financing can affect the transaction.
  • What happens between signing the deposit agreement and completing before the notary.
  • What documentation should be received once the purchase has been completed.

The objective is not to turn the buyer into a lawyer, architect or tax adviser. It is to ensure they can make informed decisions and understand when the involvement of each professional is necessary.

Buying a Property in Ibiza: Understanding the Process Before You Sign

There is another side of buying a home that is discussed much less often.

For many people, purchasing a property will be one of the most significant financial decisions of their lives.

You can find the property you have been looking for and feel genuinely excited while, at the same time, worrying about the mortgage, valuation, deadlines, documentation or simply wondering whether you are making the right decision.

I have experienced that feeling from the other side.

That is why I believe the role of someone assisting a buyer should also be to provide clarity throughout the process, explain what is happening and distinguish genuine problems from situations that are simply a normal part of a property transaction.

Peace of mind should not come from someone telling you “everything will be fine.” It should come from having enough information to understand what is happening.

The Emotional Side of Buying a Property

Going through a property purchase myself in Ibiza has helped me understand even better what buyers need from the person advising them.

They need to be able to ask questions.

They need clear and understandable answers.

They need to understand the risks before making decisions.

And, above all, they need to feel that their interests are also being considered throughout a transaction involving sellers, estate agents, banks, valuers, lawyers, administrative advisers and notaries.

This is the basis of the way I work: supporting, explaining and coordinating the process so that buyers can make their own decisions with as much information as possible.
